Bollywood stars have always had an eye for luxury, and several of them are equally involved in real estate. Be it Mumbai or any other city, places like Bandra, Khar, Lokhandwala, Andheri, and Worli have been celebrity hotspots when it comes to real estate and properties here are always at a premium. For most of these stars, real estate investments meet more than one goal-from wealth diversification and rental yields to nostalgic or security-related motives.

Experts clarify that Bollywood celebrities, as a rule, invest in properties at the launch stage of a project or just before the possession date. Real estate is an asset that promises long-term value and tax benefits. Though some are purely investments, others meet the personal needs of the celebrity to seek privacy and belonging in such a publicized world.

Residential properties are still the favourite, and 62% of all real estate transactions are made by celebrities. Commercial properties are also gaining popularity because they offer attractive rental yields, and many celebrities, including Amitabh Bachchan and Ajay Devgn, have ventured into owning commercial spaces.

A great example is the buying spree of Amitabh Bachchan in high-value projects. He and his son Abhishek Bachchan have procured several properties in Oberoi Eternia project in Mumbai, amounting to a mind-boggling ₹24.95 crore. This does not limit its reach only to Mumbai, as commercial spaces in Oshiwara are also there where Bachchans are looking to gain rental income.

Celebrity Land Deals: Investments or Endorsements?

The trend nowadays among the Bollywood stars includes land purchasing in scenic sites, like Alibaug and Ayodhya. Among the latest land purchases is from Amitabh Bachchan’s residential plot in Ayodhya worth ₹14.5 crores. Actress Kriti Sanon, however, made it a truly empowering investment into a plot in Alibaug. Such high-value land buying by celebrities often go beyond being a financial investment only, as many of these stars assert that it’s because they need seclusion and tranquility at the locations.

While some of these investments are because of a need for secrecy or emotional attachment to some places, others are very strategic decisions towards building up wealth. Sandeep Reddy, co-founder, Zapkey, says the purchase increases the profile of the area and attracts others who might buy into that market. Thus, real estate in South Mumbai and the Western Suburbs, where the stars tend to stay, has naturally seen an uptick over the years.

Emotional Purchases and Nostalgia

While many Bollywood stars buy property for investment, some do it with emotions and with a lot of nostalgia. For instance, Aryan Khan bought two floors in the same South Delhi building where his parents Shah Rukh and Gauri Khan used to stay. The deal was worth ₹37 crore and sealed. Such emotionally charged real estate deals speak volumes about how attached a person is to some place because they’re returning to some formative place from one’s past.

There are other instances of stars such as Shah Rukh Khan and Akshay Kumar having taken such decisions for the personal history of themselves. Akshay Kumar said that he wanted to purchase the house in which he spent his childhood. Now, this is where the emotional attachment of a human in real estate comes into the picture.
